Due to the presence of the King this is one of Thailand's safest places to live, crime rates are the lowest in the nation and there are no drug pushers or gangs. This has boosted the real estate market and housing prices have doubled during the past 2 years. The increasing demand has prompted more construction and while this is true for other beaches in Thailand, Hua Hin's construction caters to a more upscale buyer. Houses and apartments are more spacious and luxurious than in other beaches. The heights of Buildings are restricted as well as the development of the shore line.
Infrastructure in Hua Hin has also benefited from the King's presence in several ways; modern and adequate capable of supporting a larger population, the roads, water and other services are well planned. Hua Hin has a good selection of schools, modern hospitals, supermarkets, pharmacies and recently opened a super shopping mall called the Hua Hin Market Village with theaters, restaurants, shops and a bowling alley, among other shops and services.

In Hua Hin, typical business hours are: For banks and financial institutions, Monday through Friday 9:30 a.m. to 3:30 p.m.; Government offices, Monday through Friday 8:30 a.m. to 4:30 p.m. (closed 12:00 noon to 1:00 p.m.); private business, Monday through Friday from 8:30 p.m. to 5:30 p.m. and Department stores are usually closed on Sundays but open for the rest of the week between 10:00 am and 7:00 pm. Smaller shops usually keep longer hours and are often open seven days a week. An exception in Hua Hin is the characteristic Night Market where you can find side by side vendors with a wide variety of goods, local crafts and food stands from 6 pm to midnight, every day.
